Carlton Views was prompted by the need for housing for disabled people in the Charlottesville area. Fountainhead worked with Community Housing Partners to bring well-built units that offered important details such as grab bars and wide hallways with modern design concepts. Completed in 2016, the EarthCraft-certified buildings with a high Seasonal Energy Efficiency Ratio (SEER) rating. After such great success with the first, Fountainhead was welcomed to stay on board and construct a second building, Carlton Views II. It is a “55 and better” community conveniently located near public transportation, retail and service providers catering to the demographic.

The Miller Lofts project was brought to fruition with the use of Low-Income Housing Tax Credits (LIHTCs) and New Market Tax Credits (NMTCs). Fountainhead adaptively reused the warehouse site, recognizing its highest and best use through financial projections. Recycled product was used, as with crushed concrete for the parking area. Completed in 2014, the project added community value to the growing neighborhood of Manchester with a fitness center, gated dog park, outdoor pool, bocce ball court and grill patio.

The New Manchester Flats were brought back to life in 2008 after sitting dormant in the industrial Richmond neighborhood of Manchester. The adaptive reuse of this Southern Stove Works factory was achieved with the use of historic and new market tax credits — despite the downturn in the economy at the time. The residential portions of the buildings feature a fitness center, gated dog park, a courtyard with modern water features, an outdoor pool, volleyball and bocce ball courts, a fire pit, and a community garden that offers “suburban amenities with urban sensibilities.”

Not only was New Manchester Flats built to EarthCraft Standards, it was also recognized as an innovative project by the National Housing & Rehabilitation Association, earning the 2011 Anderson Award for Excellence in Historic Rehabilitation.
